Over 3,300 sq m leased LUX MED Group in the Trinity One, class A office complex. Spread over seven floors, with 3 interconnected towers with separate entrances, Trinity One accommodates over 19,820 sq m of high-quality office space. The business park benefits from excellent accessibility by tram, bus, train and car and the largest variety of amenities in the area. Trinity One is located in Warsaw’s Służewiec Przemysłowy, one of the fastest growing districts of the Polish capital. The LUX MED medical center at Domaniewska 52 will be opened at the turn of May and June this year. JLL advised on the transaction.
The office complex is located at the intersection of Domaniewska and Suwak streets, right next to the tram terminus, the stop of two bus lines and the PKP Służewiec railway station, from where the center of Warsaw can be reached in 20 minutes. This is one of the few projects in the district with a lot of surrounding greenery, the amount of which will increase significantly in the coming months, among others through the planned construction of a new linear park. The location of the building near the most frequented routes in this part of the city – Marynarska Street – guarantees convenient access to the main thoroughfares of Warsaw.
“Preparations are underway for the opening of our new facility. Soon we will invite patients to the medical center at Domaniewska 52. It will be one of the largest facilities of the LUX MED Group with a comprehensive offer” – says Robert Kalota, Director of the Medical Centers Administration and Investment Department of the LUX MED Group. “The choice of Trinity One as the seat of our new medical center was dictated primarily by the care for the highest quality of services provided to our patients and their comfort. The building is well connected with the rest of the city. An important element of this location is a spacious car park that customers will be able to use” – emphasizes Robert Kalota from the LUX MED Group.
The Class-A building may perfectly accommodate a wide diversity of mid-to-large size corporate occupiers, with spaces ranging from 100 sqm small suites for a couple of workstations up to entire floors of 2,900 sqm, with further expansion options. Tenants of one of the highest floors will be able to use the spacious terrace on the roof, having a spectacular panoramic view, perfect for taking breaks or informal client meetings. The building also offers parking spaces for 727 cars located in a three-level underground car park and in above-ground car parks, the largest provision of car park in the area. Trinity One’s offer perfectly meets the needs of companies looking for high-quality, cost-effective configurations in a well-connected, modern, and one of the fastest-growing districts of Warsaw.
Służewiec is a prospective district that has undergone significant changes in recent years and has changed from a monocultural office hub into a dynamic, developing part of the Warsaw agglomeration with numerous city-forming functions. Significant expansion of the housing base in the form of several thousand new residential units, expansion of the hotel base, and commissioning of almost 2,000 rooms located in 3 and 4-star hotel facilities, as well as a significant improvement of the transport infrastructure have made Służewiec one of the most desirable places in the context of living and working in the Polish capital. Służewiec is experiencing a revival in a new form, which is symbolized, among others, by the expansion of one of the most recognizable shopping centers in the city – Westfield Mokotów, as well as the expansion of the service, gastronomic and recreational offer following the growing importance of the residential function for the district: near Trinity One there are numerous public and sports facilities, offices, bank branches and city bike stations.
“Służewiec Przemysłowy awaits further development and will remain “Przemysłowy” only in name. Already, because of municipality infrastructural investments, communication has significantly improved, and the additional tram track built on Woronicza Street has shortened the travel time to the Wierzbno metro station, which will be further improved after the new tram line is commissioned to connect Służewiec with the Wilanowska metro station. Further residential and PRS investments are being implemented and planned in Służewiec, which will further increase the potential of this part of the city and give it life-friendly dimension” – says Michał Muc, Managing Director of CERES Management Services, the company responsible for managing the Trinity One building. “The quality of the location is confirmed by renting space for the medical center by such a recognized brand as LUX MED. I have no doubt that Służewiec will also develop further in the business area. We are also observing an increase in interest in office space in this part of the city, which is the result of the search for optimal solutions by companies on the quality-price line. Trinity One offers versatile, high quality office spaces with access to numerous amenities, such as a much larger parking lot than in the central parts of the city and easy access to the capital ring road and the international airport. Also, the quality of the infrastructure in the district and the degree of saturation of this part of the city with additional functions is clearly more noticeable than in other, non-central regions of the Warsaw agglomeration” – notes Michał Muc.
Oana Partenie-Dorhan, Director Portfolio Management at Revetas Capital, the pan-European real estate investment advisor which owns Trinity One as well as other real estate assets located in Kraków and Katowice declares: “We are delighted to welcome LUX MED Group leader in the private health services market in Poland as our new tenant in the Trinity One. This is a recognition of the high-quality, intelligently designed spaces that can cater to almost any downsizing or upsizing corporate need in today’s hybrid working models. The A-Class office building was refurbished a few years ago. Right now, we are working on the next improvements having in mind the firm’s commitment to ESG across the portfolio. Trinity One offers a true sense of well-being, having all amenities in the closest vicinity: restaurants, hotels, cafés, health centers, gyms, grocery stores, city bike stations as well as one of Warsaw’ largest shopping centres. We continue our commitment to our tenants to provide the best experience and to set the standard for sustainable buildings in the future.”
Massive infrastructure improvements and developments have been completed or are planned, completely reshaping the business district into a vibrant mixed-use area, with and an efficient modern office stock, well-balanced by the new hospitality and residential developments. As the number of inhabitants of Służewiec increases, so does the number of places for recreation. Directly next to Trinity One a public linear park with an area of 20,000 sq m is planned, where numerous trees, shrubs and other plants will be planted. A flower meadow, walking paths and bicycle paths will be created along with the necessary infrastructure in the form of roofed stands, as well as elements of small architecture, such as benches and other amenities.
“Our office project is in the middle of a transformation. The district is undergoing dynamic changes too, and our tenants will benefit from the growing value and quality of the spaces surrounding the building” – emphasizes Oana Partenie-Dorhan.
